A floor put down recently is not a floor that stays clean on its own. Grout is porous from the day it cures, so hard-water minerals and the grit that blows in during monsoon season start working into it straight away. The difference with a newer floor is that it is still in good enough condition for sealing to do its job properly, which is not true once the grout has been stained through.
Where grout has already stained through, or has cracked and come away, sealing is the wrong answer and we will say so rather than seal over it.
