Newer West Valley builds tend to run one tile through the living areas and out to the patio, which looks seamless and means the grout takes the whole household. Add hard water and the grit that comes in off the yard, and the lines darken at a different rate from the tile they sit between. That is why a floor can read dirty when the tile itself is clean.
Grout that has been stained through will lighten rather than return to its original color, and cracked or missing grout needs repair before sealing is worth doing. We say which during the estimate.
