Hardwood is quoted rather than rated per square foot, because the finish on the floor decides the work. We walk the floor and quote it before anything starts.

The method

How Ultimate Floor Care cleans hardwood

  1. 1

    Identify the finish

A modern polyurethane, a penetrating oil and a wax finish each take different products. Using the wrong one is how a floor gets hazed.

  2. 2

    Lift the dry soil

Grit comes off first, dry. Wetting it turns it into an abrasive slurry that scratches the finish.

  3. 3

    Clean

A pH-neutral hardwood cleaner, used with the minimum moisture the job needs, because standing water is what wood floors cannot take.

  4. 4

    Buff

Buffing evens out the sheen and lifts the look of the finish without refinishing the floor.

What Arizona does to a hardwood floor

Two things work against wood here. Fine grit blown in during monsoon season acts as an abrasive under foot, wearing the finish along the routes people walk. Direct sun through large windows fades and ambers the finish unevenly, so the floor ends up two colors divided by wherever the rug sat.

The limit

Cleaning restores the finish, not the wood. Once a floor is worn through to bare wood, scratched into the timber, or cupped from water damage, it needs sanding and refinishing rather than cleaning. We say so during the estimate rather than selling you a clean that will not fix it.

How much does hardwood floor cleaning cost in Phoenix?

Ultimate Floor Care quotes hardwood floor care per floor rather than per square foot, because the existing finish decides the work. Estimates are free, and new clients get 10% off the residential subtotal.

Will cleaning fix scratches in a hardwood floor?

No. Cleaning and buffing restore the finish. Scratches that have gone into the timber, worn-through patches and water-cupped boards need sanding and refinishing. We tell you which you have during the estimate.

Estimates are free. The booking page prices from the same rates.

What hardwood floor cleaning costs in Phoenix homes

Hardwood is quoted per floor rather than at a published square-foot rate, because the finish already on the floor decides what the work involves. A sealed polyurethane floor and a waxed floor of the same size are different jobs. Estimates are free.

We walk the floor, identify the finish, and quote it before anything is applied. That order matters more on wood than on any other surface we work on.

Water is the thing to be careful about

Wood does not tolerate standing water, and most of the damaged floors we are called to look at were damaged by a mop and bucket rather than by wear. We use the minimum moisture the job needs and lift the dry grit before any of it goes down.

Hardwood questions

Why is hardwood quoted instead of priced per square foot?

Because the finish decides the work. A modern polyurethane, a penetrating oil and an old wax finish need different products and different handling, so a rate per square foot would be guesswork. We look at the floor and quote it.

Do you sand and refinish hardwood?

Cleaning, buffing and maintenance are what we do here. Where a floor needs sanding back and refinishing, we will tell you that during the estimate rather than clean it and leave you no better off.

Can you clean engineered hardwood and laminate?

Engineered hardwood, yes. Laminate is a different surface and is covered under vinyl, VCT and laminate cleaning.

My floor is two different colors where a rug used to be. Can that be evened out?

Not by cleaning. That is sun ambering the finish at different rates, and evening it out means refinishing. Buffing will improve the sheen across the whole floor, but it will not remove the line.

What should I use between professional cleans?

Something pH-neutral and made for wood floors, used damp rather than wet, and a vacuum or dust mop often enough that grit never sits on the floor. We will tell you what we used on yours.

Do you clean hardwood in commercial spaces?

Yes. Commercial work is quoted per space, by phone on (602) 481-4875.
