Cleaning and polishing are priced separately because they are different work. Plenty of stone floors need only the first.

The method

How Ultimate Floor Care cleans and polishes stone

  1. 1

    Identify the stone

Travertine, marble, saltillo and slate each take a different approach. We identify what you have before anything is applied to it.

  2. 2

    Clean

A pH-neutral cleaner lifts soil without etching the surface. Acidic household cleaners are what damages calcite stone in the first place.

  3. 3

    Hone and polish

Diamond abrasives, worked through progressively finer grits, take out dulling and bring the reflection back. This is the $1.25 step, and it is optional.

  4. 4

    Seal

A penetrating sealer slows staining without leaving a film on the surface.

Why Phoenix hard water dulls travertine and marble

Travertine and marble are calcite stone, which reacts to acid. Phoenix hard water leaves mineral deposits, and the household cleaners people reach for to remove those deposits are usually acidic. The result is etching: a dull patch where the surface of the stone itself has been eaten away, not a stain sitting on top of it. Etching does not wash off. It is honed out with diamond abrasives.

The limit

Deep etching, chips and lippage between tiles are restoration work rather than cleaning, and some of it cannot be taken back to new. We say what a floor will reach during the estimate, before any work starts.

How much does natural stone cleaning cost in Phoenix?

Ultimate Floor Care charges $0.45 per square foot to clean natural stone in Phoenix, Peoria, and the West Valley, and $1.25 per square foot to polish it. Estimates are free, and new clients get 10% off the residential subtotal.

Can dull patches on travertine be fixed?

Usually, because most dull patches are etching rather than dirt: the acid has eaten into the surface. That is honed out with diamond abrasives rather than cleaned off. Deep etching and chips are restoration work, and some of it will not come back to new.

Stone cleaning is $0.45 per square foot, and polishing is $1.25.

What natural stone cleaning and polishing costs in Phoenix

Ultimate Floor Care cleans natural stone at $0.45 per square foot and polishes it at $1.25 per square foot, across Phoenix, Peoria, and the West Valley. The same rates price a booking online, and estimates are free.

The two are priced apart because they are different work. Cleaning lifts what is sitting on the stone. Polishing works the surface of the stone itself with diamond abrasives. A floor that is soiled but undamaged needs only the first.

Travertine, marble, saltillo and slate

Travertine and marble are calcite stone and react to acid, which is why an acidic household cleaner leaves a dull patch. Saltillo is porous clay and is usually a stripping and resealing job rather than a polishing one. Slate is layered and can flake if it is worked too aggressively.

Identifying the stone is the first step for that reason. The wrong product on the right floor is how most of the damage we are called to fix was done.

Natural stone questions

What is the difference between cleaning and polishing?

Cleaning lifts soil off the stone. Polishing works the stone itself with diamond abrasives to take out dulling and bring back the reflection. Cleaning is $0.45 per square foot, polishing is $1.25, and many floors need only the cleaning.

What causes the dull patches on my travertine?

Usually acid. Travertine is calcite stone, and acidic cleaners, along with spills like citrus and vinegar, eat into the surface. That is called etching, and it is honed out rather than washed off.

Can I use a household stone cleaner between visits?

Use something pH-neutral and labeled for natural stone. What damages these floors is the general-purpose and descaling products, which are usually acidic. We record what we used on your floor so you can match it.

Do you seal natural stone?

Yes, with a penetrating sealer that slows staining without leaving a film on the surface. Whether it is worth doing depends on the stone and where it is, and we will tell you if we do not think it is.

Can you fix chipped or uneven stone?

Some of it. Chips, deep etching and lippage between tiles are restoration work rather than cleaning, and not all of it comes back to new. We tell you what your floor will reach before any work begins.

Do you work on travertine specifically?

Yes, and it is the stone we see most in the Valley. There is a page on travertine tile cleaning with the detail.
