Restoration is quoted after we have seen the floor, because the honest answer to what a damaged floor will reach cannot be given over the phone.

The method

How Ultimate Floor Care restores a floor

  1. 1

    Work out what is recoverable

This is the part that matters. We look at the floor and tell you what it will reach, before you spend anything.

  2. 2

    Strip back

Old finish, sealer and coatings come off, so the work happens on the surface itself rather than on what is covering it.

  3. 3

    Grind or hone

Diamond abrasives, worked through progressively finer grits, take out etching, scratching and lippage as far as the material allows.

  4. 4

    Refinish and seal

The surface is polished or refinished to the level agreed, then sealed so the result holds.

The difference between a dirty floor and a damaged one

A dirty floor has something sitting on top of it, and cleaning lifts that off. A damaged floor has lost surface: etched by acid, scratched through by grit, worn through in the lanes, or left with tile edges standing proud of each other. No amount of cleaning brings surface back. Restoration takes the floor down to a level plane and rebuilds the finish from there.

The limit

Not every floor comes back to new, and we would rather say which during the estimate than after you have paid for the work. Cracked tiles, failed grout and a subfloor moving underneath are repair questions before they are restoration ones.

How much does floor restoration cost in Phoenix?

Ultimate Floor Care quotes floor restoration per floor rather than at a published rate, because the condition of the floor decides the work. Estimates are free, and new clients get 10% off the residential subtotal.

Can any floor be restored?

No. Restoration rebuilds a surface that is still there to work with. Where a floor is worn through, cracked, or moving on its subfloor, the answer is repair or replacement, and we say so during the estimate rather than taking the job.

What floor restoration costs in Phoenix

Restoration is quoted per floor. There is no published rate for it because the condition of the floor, not its size, decides the work, and two rooms of the same square footage can be a day apart. Estimates are free.

The estimate is the useful part. It is where you find out what your floor will actually reach, which is worth knowing before you commit to anything.

What restoration can and cannot do

It can take out etching, dulling, light scratching and uneven tile edges, and rebuild the finish on stone, concrete and hard floors. It can bring back floors most people have written off.

It cannot replace surface that is gone, fix a cracked tile, or hold a finish on a floor whose subfloor is moving. Where that is what we find, we say so. A restoration quote that promises a floor will come back to new when it will not is the most expensive kind of estimate there is.

Restoration questions

How do I know whether I need cleaning or restoration?

If the marks wipe under a wet cloth, it is soiling and cleaning will handle it. If a dull patch stays dull when wet, the surface itself has been damaged and that is restoration. We can tell you which during a free estimate.

Which floors do you restore?

Natural stone, travertine, marble, saltillo, concrete and hard tile. Hardwood cleaning and buffing we do; sanding a wood floor back and refinishing it we do not.

Will my floor look new again?

Some do. Some reach much better than they are without reaching new. Rather than promise you one or the other, we look at your floor and tell you which it is before you spend anything.

How long does restoration take?

It depends on the floor and what it needs, so we give you a timeframe with the quote once we have seen it rather than a figure that fits every job.

Do you restore commercial floors?

Yes, including polished concrete and stone in hotel and retail spaces. Commercial work is quoted per space. Call (602) 481-4875.

Is restoration worth it compared to replacing the floor?

Often, and not always. It depends on the material and what condition it is in. We will tell you when we think replacement is the better call, even though that is not work we are quoting for.
