Stripping and refinishing is quoted per floor, because how many coats of old finish are on it decides the work.

The method

How Ultimate Floor Care cleans and refinishes VCT

  1. 1

    Assess the build-up

We check how many coats of finish are on the floor and whether it needs a scrub and recoat or a full strip.

  2. 2

    Strip

Old finish comes off with a stripping solution and a rotary machine, down to clean tile.

  3. 3

    Neutralize and rinse

Stripper residue left behind stops the new finish bonding, so the floor is neutralized and rinsed before anything goes back down.

  4. 4

    Refinish and burnish

Fresh coats of floor finish are laid down and burnished to bring up the gloss.

Why VCT in Phoenix goes yellow and cloudy

VCT is protected by coats of floor finish rather than by the tile itself. Each recoat that goes down over grit seals that grit in, so the floor builds up a layer that reads yellow in the traffic lanes and cloudy underfoot. Grit tracked in through monsoon season accelerates it. Past a point, adding another coat makes it worse, and the floor needs stripping back to clean tile instead.

The limit

Tile that is gouged, curling at the edges or lifting from the subfloor is a replacement job, not a refinishing one. We say which tiles those are during the estimate rather than finishing over them.

How much does VCT stripping and refinishing cost in Phoenix?

Ultimate Floor Care quotes vinyl, VCT and laminate work per floor rather than per square foot, because the number of coats of old finish on the floor decides the work. Estimates are free, and new clients get 10% off the residential subtotal.

Does my floor need stripping, or just a recoat?

It depends on how much finish is already on it and what is trapped in those layers. A floor with light build-up can be scrubbed and recoated. A floor that has gone yellow through the lanes usually needs stripping back to clean tile first. We tell you which during the estimate.

What vinyl, VCT and laminate cleaning costs in Phoenix

This work is quoted per floor. The variable is not the size of the room, it is how many coats of old finish are on the tile and whether they have to come off. Estimates are free.

A scrub and recoat is a shorter job than a full strip and refinish, and plenty of floors only need the first. We look before we quote so you are not paying for a strip the floor did not need.

Laminate is a different surface

Laminate is not refinished. It has a printed wear layer, so it is cleaned rather than stripped and coated, and once that wear layer is worn through there is nothing underneath to restore. We will say so rather than take on a floor we cannot improve.

FAQ

Vinyl, VCT and laminate questions

Something else? Call (602) 481-4875.

What is VCT?

Vinyl composition tile, the hard tile used through schools, clinics, retail units and back-of-house areas. It is protected by coats of floor finish rather than by the tile itself, which is why it needs stripping and refinishing rather than just cleaning.

How often does a VCT floor need stripping?

Less often than it needs scrubbing and recoating. It depends on the traffic the floor takes, so rather than give a number we cannot stand behind, we look at the build-up and tell you where your floor is.

Can you refinish laminate?

No, and nobody can. Laminate has a printed wear layer with no finish to strip or rebuild. We clean it, and where the wear layer has gone we tell you plainly.

Do you do commercial VCT?

Yes, and it is most of this work. Recurring and one-time floor care for commercial spaces is quoted per space, scheduled around the way the space is used. Call (602) 481-4875.

Will a new coat fix a yellow floor?

Usually not. Yellowing sits inside the existing coats of finish, so another one on top seals it in. That floor needs stripping back to clean tile.

Can you clean luxury vinyl plank?

Yes. LVP is cleaned rather than stripped and coated, in the same way as laminate.
