The method

How Ultimate Floor Care cleans tile and grout

  1. 1

    Assess

We walk the floor, note the grout condition, and name anything that will not fully restore.

  2. 2

    Pre-treat

A pH-neutral cleaner goes down first and is given time to work into the grout.

  3. 3

    Extract

Rotary extraction pulls the loosened soil and the cleaner out of the grout pores.

  4. 4

    Seal

A penetrating sealer closes the grout so it stays cleaner longer. Optional, $0.15 per square foot.

Why grout in Phoenix goes dark again after mopping

Phoenix hard water leaves mineral deposits, and monsoon season drives fine grit indoors. Both settle into porous grout, below where a mop or a surface cleaner reaches. A mop then moves that water along the grout line rather than lifting it out. Ultimate Floor Care uses pH-neutral cleaners and rotary extraction to pull the soil back out of the grout, then applies a penetrating sealer so the pores stay closed longer.

The limit

Some grout stains have changed the grout itself and will only lighten. Cracked or missing grout needs repair before sealing is worth doing. We say which applies during the estimate, before any work starts.

How much does tile and grout cleaning cost in Phoenix?

Does sealing grout actually keep it clean?

A penetrating sealer closes the pores so spills sit on top long enough to be wiped up instead of soaking in. It slows re-soiling, it does not stop it, and it does not repair grout that has already been stained through.

Tile and grout cleaning is $0.35 per square foot, and sealing adds $0.15.

What tile and grout cleaning costs in Phoenix homes

Ultimate Floor Care cleans tile and grout across Phoenix, Peoria, and the West Valley at $0.35 per square foot. A penetrating sealer can be added for $0.15 per square foot, and the same rates price a booking online. Estimates are free.

Grout is porous, so it holds what a mop leaves behind. Rotary extraction pulls that soil back out of the pores rather than redistributing it across the floor.

Sealing is a separate decision

Sealing is quoted alongside the cleaning and it is yours to decline. It earns its keep on light grout, in kitchens, and on any floor that takes shoes straight in from outside. It earns least on a floor that was sealed recently and has held up.

Grout that is cracked, missing, or stained through the body of the grout needs repair rather than sealing. We name that during the estimate instead of sealing over it.

FAQ

Tile and grout questions

Something else? Call (602) 481-4875.

Why does my grout look dirty again right after I mop?

Because a mop pushes water along the grout line instead of lifting soil out of it. Grout is porous, so fine grit and hard-water minerals sit below the surface where the mop never reaches.

Can you clean any kind of tile?

We clean ceramic, porcelain, saltillo and natural stone. Stone is priced and finished differently, so it has its own page: natural stone care.

How long does sealing last?

It depends on the traffic the floor takes and how it is cleaned afterwards. Rather than quote a figure we cannot stand behind, we look at your floor and tell you what we expect from it.

Will cleaning fix cracked or missing grout?

No. Cleaning is not repair. If grout is cracked or has come away, we point it out during the estimate so it can be addressed before any sealer goes down.

Do you clean tile in showers and on countertops?

Yes, and those are quoted separately because the surfaces and the access are different. See tubs, showers and countertops.

Do you clean commercial tile?

Yes. Commercial work is quoted per space rather than per square foot, by phone on (602) 481-4875.
